Welcome to our public consultation on Phase 3 of St Ann’s New Neighbourhood in Haringey.
St Ann’s New Neighbourhood is seeking to deliver new homes, publicly accessible green spaces, and commercial and aff ordable workspaces on the site of the former St Ann’s Hospital.
St Ann’s New Neighbourhood has been designed around the principles of putting green space fi rst and connecting to the wider community with healthy new streets and routes.
We are committed to engaging with the local community and other key stakeholders to forge a strong identity for the site and work in partnership to create a sense of community and belonging.
Consultation
We would like to thank everyone who submitted feedback during our consultation earlier this year. We have now submitted our application to Haringey Council.
SUMMARY OF THE EXISTING CONSENT
The planning application that was approved in November 2022 was in two parts. Firstly, a detailed application for Phase 1a that contained all the relevant information for us to proceed with building out that section of the site.
The second part of the application provided an outline consent for the remainder of the site ensuring that the following was secured for future phases:
- Maximum number of homes
- Maximum number of aff ordable homes
- Maximum height and position of the buildings
- Overall plan for landscaping, roads and transport
Following this, a reserved matters application for Phases 1B and 2 was consulted on and submitted to Haringey Council. The reserved matters (detailed) application for Phases 1B and 2 of the scheme was granted planning permission by Haringey Council in 2024 and will deliver 464 new homes on the site.
In order for us to progress the remainder of the scheme, a further reserved matters application will have to be submitted and approved. This application will include:
- Architectural details of Phase 3 buildings including materials, to be in line with approved Design Code
- Planning Layouts
- General block layouts identifying bin stores, cycle stores etc, to be in line with parameter plans and planning policies captured in the Hybrid application
- Updated relevant technical reports for Phase 3 Phase 3 represents the final phase of the development.
